Modular construction: A smarter way to build.

Why turn to modular construction methods for your building project? Here’s a look at modular: what it is and what it means. We’ll also debunk the common myths and misconceptions about modular construction.

What is modular construction?

In modular construction, sections of a building (that is, modules) are built in the controlled conditions of a factory, then transported to the building site and assembled there to create the finished structure. Contrast this with conventional site-built construction, where all of the individual building materials are trucked to the site and the entire construction process takes place there.

Factory construction allows better quality management with the application of rigid protocols and rigorous testing. Each modular subassembly is engineered to withstand the stresses of transportation and being craned onto a foundation. Once assembled and sealed, they become one integrated wall, floor, and roof assembly that is generally stronger than an equivalent site-built design.

Moreover, with approximately 80% of construction activity moved from the site location to the factory, there is significantly less vehicle traffic and general site disruption. This is especially valued at sites that need to operate with a normal level of activity throughout construction, such as in healthcare and education. Schools especially value modular because the compressed timeframes often allow the entire project to be completed over the summer in time for fall classes.

Compared to site-built construction, the modular method is:

Green

The factory-controlled process generates less waste through tighter inventory control and climate-controlled protection of building materials, and also reduces traffic at the building site.

Fast

Factory construction takes place while the site and foundation are prepared, completing the entire project 30-50% faster than conventional construction and with less risk of weather delays.

Smart

With 60-90% of the work done in a factory, safety risks are easier to control, and the shorter time from project start to occupancy leads to a faster return on investment.

Common modular myths debunked

"Site-built structures are built better"

Modular buildings are built to the exact same building codes as their site-built counterparts, and the modules themselves need to withstand transport at freeway speeds. When assembled, modular structures are as strong or stronger than site-built.

"Modular buildings aren't aesthetically pleasing"

Respected architects are creating new designs that take advantage of modular construction methods. We know, because we partner with them. Virtually any building design that can be site-built can be executed using custom modular construction.

"Modular buildings are only temporary"

Modular buildings often serve temporary needs, but they’re not temporary buildings. Their lifecycle is 40 years when properly maintained. Anchored to a foundation, they last for decades and have a building life span every bit as long as site-built.
